The site of the former Flo's Luncheonette at 38 West Main Street in Patchogue is currently up for lease.

According to NAI Long Island,  the spot of the former American eatery is searching for a new tenant. NAI Long Island agent Mario Vigilotta is responsible for the lease.

NAI Long Island is currently offering a 10-year lease for the 3,200 square-foot space, with an additional five-year option, the website states.

The free standing building comes with a fully equipped kitchen, bar, surveillance system, serving POS system, dual stereo system, six flat screen televisions, and more. The total occupancy for the interior space is 78.

Only experienced restaurateurs will be considered. Potential applicants should contact the listing agent for pricing, leasing information and to schedule a private showing at: 631-761-9402

Flo's opened its second location in the heart of Patchogue Village in 2017, but the history of Flo's dates back nearly a century.

Florence Kimball opened the first Flo's Famous Luncheonette in Blue Point in 1926.  Since then, the establishment has become a local landmark with a name that's recognizable to most South Shore residents.

Vigilotta was not immediately available for comment.
